Beginner's Guide

Ohio Real Estate Auction Investing for Beginners

Buying at auction can be a way to find property below retail prices, but it comes with more risk and less protection than a normal sale. This guide walks through the whole process at a beginner level and links to our detailed guides for each step.

1. Understand the types of auctions

Ohio property auctions mostly fall into three groups: sheriff sales (mortgage foreclosures ordered by a court), tax foreclosure sales (unpaid property taxes), and private auctions run by auction companies for estates and other sellers. Each has different rules for deposits, inspections, and closing.

2. Learn the vocabulary

Terms like appraised value, minimum bid, buyer’s premium, confirmation, and redemption come up constantly.

3. Research before you bid

Most auction properties are sold as is, and you often can’t go inside. Check the county auditor’s records, the recorder for liens and mortgages, the treasurer for taxes, and the court docket for the case. Drive by the property and estimate repairs conservatively.

4. Line up your money first

Court sales usually require a deposit on sale day and the balance within a set period after confirmation, and traditional mortgages rarely fit that timeline. Beginners often use cash, a line of credit, hard-money, or private lenders, then refinance later.

5. Set a maximum bid and stick to it

Work backward from after-repair value: subtract repairs, holding costs, closing costs, any buyer’s premium, and your profit margin. Write the number down before the sale starts.

6. After you win

Pay the deposit, wait for confirmation (court sales) or sign the contract (private sales), close, record the deed, insure the property right away, and plan for any occupants under Ohio law.

Common beginner mistakes

  • Skipping title research
  • Assuming the sale wipes out every lien
  • Bidding emotionally
  • Underestimating repairs
  • Not having funds ready
  • Not confirming the sale is still on
